1. The Agreement
Bookitt is a marketplace operated in India. When you create an account, list a property, or book a stay, you enter into a binding agreement with us governed by these terms and by Indian law.
2. Eligibility
You must be 18 or older and able to enter a legally binding contract. Hosts must have the legal right to offer the property they list.
3. Booking Responsibilities
Bookings are confirmed only after successful payment. Guests are responsible for the accuracy of dates, guest counts, and any special requests they submit. Misrepresenting guest count is grounds for refusal of entry without refund.
4. Host Responsibilities
Hosts must keep listing details — photos, amenities, location, price, calendar — accurate and up to date, honour confirmed bookings, maintain basic safety standards (working locks, smoke alarms where applicable, drinkable water, clean linen), and respond to guests within 24 hours.
5. Guest Responsibilities
Guests agree to treat the property with care, follow house rules, respect the host’s family and neighbours, and leave the farm in the condition they found it.
6. Cancellations & Refunds
Each listing displays its cancellation policy at the time of booking. Refunds are processed to the original payment method within 5–10 business days. Force majeure events (floods, lockdowns, road closures) are reviewed case-by-case.
7. Payments
Payments are collected by Razorpay on behalf of the host. Bookitt charges a service fee disclosed in the price breakdown before checkout. Hosts are paid out after the guest has checked in, subject to dispute holds.
8. Prohibited Activities
You may not use Bookitt to host events without prior written permission, sublet a stay, conduct commercial filming without consent, possess illegal substances, harass any user, or scrape the platform.
9. Farm Property Behaviour
Farms are working environments. Do not enter restricted areas, feed or disturb animals without the host’s guidance, use farm equipment, light open fires outside designated pits, or remove plants and produce without permission.
10. Damages & Liability
Guests are financially responsible for damage caused during their stay. Hosts may request reimbursement through Bookitt within 72 hours of checkout, supported by photo evidence and a repair estimate.
11. Account Suspension
We may suspend or terminate accounts that violate these terms, attempt fraud, or receive repeated verified complaints. Suspended hosts forfeit pending payouts only where the violation directly involves those bookings.
12. Disputes
We encourage guests and hosts to resolve issues directly. Unresolved disputes may be escalated to Bookitt support; final unresolved matters are subject to the exclusive jurisdiction of courts in Bengaluru, Karnataka.
13. Location & Map Accuracy
Approximate locations are shown until a booking is confirmed, after which the precise address is shared. Map pins are best-effort and may differ slightly from physical entrances; always follow the host’s arrival instructions.
14. Platform Limitations
Bookitt is a venue connecting hosts and guests. We do not own, manage, or operate the listed properties and are not a party to the stay itself. Service is provided “as is” without warranty beyond what Indian consumer law requires.
15. User-Generated Content
Reviews, photos, and messages you post must be truthful, your own, and free of unlawful or hateful content. You grant Bookitt a non-exclusive licence to display this content on the platform.
16. Rural Stay Rules
- Respect local culture, dress codes, and places of worship.
- Keep music and group noise low after 10 pm; many farms neighbour residences.
- Carry out non-biodegradable waste; never burn plastic on the property.
- Drive carefully on unpaved roads; livestock has right of way.
- Follow the host’s safety briefing for water bodies, livestock, and equipment.
17. Changes to These Terms
We may update these terms from time to time. Material changes will be notified by email at least 14 days before they take effect. See also our Privacy Policy.
